Niki Norton, President and Owner of n2 architecture + design, has been elected President of the Treasure Coast Builders Association (TCBA) for 2023.

Her presidency in what has traditionally been a male-dominated field comes as the TCBA is celebrating its fiftieth anniversary. Norton is the first woman to hold this position on the Treasure Coast, taking the leadership position.  She has been active locally in green and sustainable design for commercial and residential developments for more than twenty years and has earned a reputation for professionalism, teamwork, attention to detail, and a finished product that exceeds her clients’ expectations.

Norton is an accredited professional in LEED (Leadership in Energy and Environmental Design) and a Licensed General Contractor, with a degree in architecture from the University of Tennessee. Recently appointed to Martin County’s Local Planning Agency, Norton has been active in the Treasure Coast community, serving as President of the Palm City Chamber of Commerce, Chair of the Lyric Legacy Society, Chair of the Martin County Historic Preservation Board, and a member of the United States Green Building Council and the Florida Green Building Coalition. She is currently serving her second term as President of CREW Palm Beach/Treasure Coast, part of a national organization devoted to the promotion and success of women in commercial real estate.

Kings Logistics Center tops off

Kings Logistics Center tops off

Celebrating the installation of the roof and the near-completion of the Kings Logistics Center warehouse in Fort Pierce, the project’s general contractor Catamount Constructors hosted a “topping off” event on March 28.

“Roofing a 664,176-square-foot building is a substantial undertaking and well worth celebrating,” said construction superintendent Thomas Naumann. “A topping off party is an opportunity to thank our workers, contractors and community partners.”

Naumann estimates that the Class A cross-dock facility will be completed in early May, with construction of the interior to take place once an end user’s requirements are known. Space is offered for lease from 300,000 square feet up to the full facility.

“The Kings Logistics Center is an anchor for the new Kings Highway jobs corridor,” said Pete Tesch, president of the Economic Development Council of St. Lucie County. “Based on industry averages, we  anticipate that approximately 433 people will be employed here once a tenant or tenants are in place.”

The facility is located just off Exit 131 (Orange Avenue) on Interstate 95, with easy access to Florida’s Turnpike as well. St. Lucie County is located midway between Miami and Orlando, with a population of 20 million within a four-hour drive.

The center’s cross-dock design offers 40-foot clear height, 130 loading doors, and four drive-in doors with 284 trailer spots and 676 car parks on the 65-acre site.

Total Truck Parts executives Marc Karon, Tom Gibson, Leo Cordeiro and Dennis Imbody break ground for the company’s new 47,000-square-foot facility on Glades Cutoff Road in Port St. Lucie.

 

Officials from Total Truck Parts and local dignitaries broke ground in Port St. Lucie, Florida, for the company’s largest facility.

After an almost two-year-long search, the employee-owned company with six locations in central and South Florida selected a 6-acre site in Midway Business Park to build its third company-owned facility.  The 47,000-square-foot building will include a 5,000-square-foot showroom, 16 heavy truck and trailer repair bays, a large area for hydraulic and drive line repair, and extensive warehouse space for parts.

“This new building is necessary to address the significant growth on Florida’s Treasure Coast,” said Total Truck Parts Chairman and President Marc Karon. “It is also key to our multifaceted growth strategy of expanding our shop repair capability with repair bays and shop services, as well as maintaining a deep inventory of parts to better serve our diverse customer base.”

“Our team is most excited about the continued company investment in growth and all the new opportunities that will be available to us with a facility of this size and functionality,” said CEO Leo Cordeiro.  Completion of the new facility is anticipated in late 2023.

Founded in 2002, Total Truck Parks has grown to be the largest independently owned commercial truck parts and repair business in the southeastern United States. The company employs a total of 106, of which 14 currently work in the neighboring city of Fort Pierce. The new Port St. Lucie location will have the potential to more than double local employment to 30, with wages at 25% above St. Lucie County’s average wage. Capital investment for the facility is estimated at $6 million plus additional investment for equipment and interior buildout.

St. Lucie County community makes its mark on the Interstate Commerce Center

Dozens of dignitaries gathered along Interstate 95 in Fort Pierce on Feb. 15 to add their signatures to a cornerstone for the Interstate Commerce Center (ICC).

Currently under construction at 3800 Crossroads Parkway in the Crossroads Park of Commerce, the 207,458-square-foot Class-A industrial building has 1,300 feet of clear I-95 frontage and is located in St. Lucie County at the northernmost point where I-95 and Florida’s Turnpike intersect.

The facility is being developed on 12.7 acres by JBL Development and will be managed by JBL Asset Management. Itasca Construction Partners is the general contractor. Designed for mid-size users with space requirements from 20,000 to 200,000 square feet, the facility will be ready for occupancy this spring.

ICC is located within one mile of both Exit 129 on I-95 and Exit 152 on the turnpike.  The facility’s location provides for access to Orlando, Fort Myers and Miami within two hours.  When complete, the facility will have 32-foot interior clear heights, a 60-foot speed bay, 60 dock-high loading bays, and several at-grade ramps.  Separate parking areas and entrances for employees will prioritize safety and visitor experience with a total of 302 parking spaces on site.

Mattamy Homes, the largest privately owned homebuilder in North America, has announced it will serve as master developer of Newfield, the innovative new town in Martin County conceived over the past five years by financial journalist Knight Kiplinger.

“This has been a labor of love – one that has brought me great joy,” Kiplinger said.  “I am convinced that Mattamy, with its great track record around America, including being selected to build the last section of the town of Celebration, an acclaimed model of TND development, is the right developer to bring Newfield to fruition.”

Located in western Palm City, FL between the Turnpike and I-95, the large expanse of land, previously known as Shadow Lake Groves, has been owned by the Kiplinger family for more than four decades.

“Newfield will introduce a new standard for TND and open-space preservation on the Treasure Coast,” said Dan Grosswald, Mattamy’s Southeast Florida Division President. “Newfield will be a multigenerational pedestrian-friendly community that will appeal to a wide variety of current and future Martin County residents. We are honored and privileged to have been selected to develop this amazing unique property and look forward to bringing the Kiplinger vision to life.”

Newfield will embody the characteristics of a TND (Traditional Neighborhood Development) with an array of villages comprising homes in various sizes, styles and prices—mixed in a natural way with civic spaces such as parks, community gardens and schools, along with small-scale retail and office space. To promote walkability and community connection, Newfield neighborhoods will include rear-access garages and driveways in alleys behind homes, enabling residents to greet neighbors from the front porch and watch children play safely in the front yards.

More than 70 percent of the total Newfield acreage – 2,300-plus acres – will remain open with a 70-acre working farm with livestock, a mix of wooded hiking, biking and equestrian trails, pasture, wetlands, lakes and the natural new Kiplinger Conservancy.

Knight Kiplinger worked closely with Martin County residents to obtain commission approval in 2020, including proposing a whole new zoning category for the project. Newfield’s phase 1 encompasses 139 acres of which the first village will serve as the town center and include approximately 1,250 residential units, along with retail, restaurants, small-scale offices, recreational amenities, ten miles of trails and the county’s first gopher tortoise preserve.

Groundbreaking is expected later this year with sales to begin in fall 2023. The first homes are slated for early 2024 delivery. Kiplinger and members of his original planning team will work closely with Mattamy Homes in an advisory capacity.

Groundbreaking ceremonies were held on May 25 for what will be, at 1.1. million square feet, the largest building in unincorporated St. Lucie County.

Stonemont Financial Group, a private real estate investment firm specializing in industrial development and net lease assets, is constructing the South Florida Logistics Center 95, a two-building, Class-A, 1.3-million-square-foot speculative industrial development on Orange Avenue at South Kings Highway.  In addition to the 1.1.-million-square-foot cross-dock building, the company is also constructing a 245,300-square-foot rear-load facility in the park. 

The site and buildings are being developed with functional, state-of-the-art features tailored for e-commerce and third-party logistics users and is anticipated to be ready for occupancy in early 2023. The project marks Stonemont’s initial venture in the South Florida region, with the firm already active in Jacksonville, Orlando, Lakeland and Tampa.

Pulte Homes is continuing its push into Martin County, announcing a new 284-single-family community called Highpointe on 321 acres acquired from Christ Fellowship Church. Pulte will donate a portion of the land to Operation 300, a local nonprofit that supports the families of fallen military personnel.

Highpointe is located on the east side of Pratt Whitney Road, approximately two miles north of SW Bridge Road in Stuart. It is 10 miles from downtown Stuart and about a 15-minute drive from Jupiter.

The gated community will feature consumer-inspired homes with open-concept floor plans, flexible living spaces, gourmet kitchens and large outdoor living spaces.  Home sizes will range between 1,850 to 3,820 square feet with prices starting from the $500s.

Owners will have access to a robust amenities package including a state-of-the art clubhouse, fitness center, resort-style pool and sports courts.

As a company that prides itself of giving back to the community, Pulte will donate 20 acres of land to Operation 300, a nonprofit organization that operates outdoor camps and provides mentorship for children of fallen service members.

Interstate Commerce Center Receives Site Plan Approval

 

The Interstate Commerce Center will have more than 1,300 feet of frontage on Interstate 95.

 

The Fort Pierce City Commission on Feb. 7 unanimously approved the site plan for Interstate Commerce Center (ICC), a 207,458-gross-square-foot Class-A warehouse building that will front Interstate 95 south of Okeechobee Road on 12.7 acres.

This milestone represents the final land use approval required for JBL Asset Management’s (JBL) development.  Groundbreaking is anticipated in the second quarter with occupancy planned for the fourth quarter 2022.

Sited at the northernmost point with close proximity to both of Florida’s main north-south highways – Interstate 95 and the Florida Turnpike – ICC is located within one mile of both Exit 129 on I-95 and Exit 152 on the turnpike.  The facility’s location provides for access to Orlando, Fort Myers and Miami within two hours.  The property will have more than 1,300 feet of frontage and direct sight lines to the well-traveled I-95 corridor.
