New Year, New Assessment

For property owners in Florida, January 1 valuation isn’t just the start of a new year: it’s also the official assessment date for property taxes. This means the Saint Lucie County Property Appraiser’s Office determines your property’s value and eligibility for exemptions as of that date.

What does this mean for you?

  • Your property value will be based on its “just market value” as of January 1. This means considering factors like comparable sales in your neighborhood, recent additions, and overall market conditions.

If you bought your property in 2023, the property’s value will be reset to just market value and Any exemptions or caps from the previous owner will no longer apply. This will also be the first year to apply for Homestead Exemption, Portability, or any other exemptions you may qualify for. Ready to claim your exemptions?

The good news is, filing for exemptions is easy. You can do it online at www.paslc.gov before the deadline of March 1, 2024. Don’t miss out on valuable savings!

You’ll receive your TRIM Notice in mid-August. This notice will outline your property’s assessed value, any exemptions applied, and your estimated property tax liability.
